Project Manager / Building Surveyor

Working on behalf of a Local Authority, Aatom Recruitment has a new opportunity for a Project Manager on a 3 months initial contract with the possibility of further extension.

Main accountabilities

• Work with the Portfolio team on guidance on dilapidation (interim or terminal schedules) and assisting them deal with external consultants in concluding claims
• Provide advice on defects to property and calling upon other professional where necessary to provide cause and remedy
• Assist Property Surveyor on advise and assisting on new tenants License to Alter works and managing the fitout through to completion for the client as Landlords.
• Prior to re-letting commercial units assist Property Surveyors in undertaking Schedules of Condition to be attached to the lease
• Assisting the Property Portfolio team in undertaking initial defects diagnosis and advising on any other external professional required in order to provide a detailed diagnosis and remedy
• Working closely with our Legal Property teams on Licence to Alter in terms of the building works being undertaken
• Liaising with the internal and external property legal team on collateral warranty claims
• Reviewing development and supplement agreement on large development agreements
• Prepare cost estimates for major projects to assist in budget preparation
• Plan, procure, implement and manage specific projects and services to achieve delivery on time, within budget and to the expected standards of quality in compliance with legislation and good practice
• Ensure that all works/projects are properly planned and co-ordinated to enable the client to meet its statutory obligation

Requirements

• Good sound building surveying knowledge with minimum of 3 years post qualification
• Minimum of 3 years’ experience of specifying, procuring and managing projects
• Experience of working with contractors, consultants and external agencies Extensive experience of defect diagnosis and identifying solutions
• Experience of monitoring contract and service budgets, cost analysis and cost reporting
• Experience of managing contractors quality and performance including performance management in the context of building maintenance contracts, able to establish and monitor effective KPIs and take action to correct under- performance
